Meeting M4(2)

One of the great things about using modular construction is that takes minutes to design a house, rather than days and weeks. There is no thought needed to be considered to detailing, only look and layout.


When tasked with redesigning a range of standard house types to meet Part M4(2) of the building regulations (which is set to become the industry standard) it was a breeze. The 1200mm primary grid and 900mm sub-grid neatly provide adequate access widths for corridors and doors. Two internal partitions are precisely located 1050mm apart to provide the exact width required. A 900mm door module has been designed to precisely meet the requirement for a 850mm clear opening.


Modular bathroom components provide several simple arrangements that met the regulations. Level thresholds for all entrance doors as standard meant no further consideration was required to meet the regulations other than to double check that the leading edge to every door complied. In the future even this will be written into software to make the design process as simple as BYGO.
